A landlord is required by law to give a tenant a report within 30 days after a request for service has been made (RCW 59.18.050). A tenant can submit their own maintenance report if the landlord does not respond within 60 days after a request for service is made (NAHC, 1993:6). The landlord must keep these maintenance reports in their property file and provide them to the tenant upon request. Unless the landlord has a good reason to deny a request for service, all maintenance requests must be responded to in accordance with the provisions of RCW 59.18.050 and NAHC (1993:6). There are four general types of maintenance reports:
(1) A prewritten maintenance report that is designed and written specifically for a specific building or complex (RCW 59.18.060). The landlord must provide the tenant with at least one copy of this form.
(2) A tenant-specific report that is designed with questions pertaining to specific units or dwelling units (RCW 59.18.060).

– If you have a few recipients and you want them to be able to reply, send a hard copy by paper or fax.

How to Create a Maintenance Report with the Help of ArcGIS Online Desktop Desktop Application

Landlords are required by law to provide a form to tenants within 30 days of receiving a request for service. When completing the form, keep in mind that the forms must be in a written language the tenant can read. Landlords are required to provide this information in written or electronic format. The tenant does not have to pay for the landlord’s mailing costs, and it must be delivered within 60 days of the request being made. You can find this information on the Washington State Department of Justice website.
The form indicates that the landlord is required to provide a maintenance report and it can be done easily in ArcGIS Online. The tenant can do this remotely through ArcGIS Online Desktop Application application on their desktop or laptop computer. The instructions are below.

A pet is a domestic animal. Domestic animals are defined by RCW 46.04.400 as “any cattle, dog, horse, ass, mule, sheep, pig or other farm and ranch animals raised primarily for uses that are considered useful to humans.” Certain animals are not considered domestic animals and are classified as wildlife (RCW 77.08.010). pets may be restricted or prohibited by a city ordinance (see Section 23.34.220). A City of Portland pet restriction ordinance provides that “[a]cting on the advice of the Animal Services Commission, the Council finds that a substantial number of rental housing units available within the City are not suitable for occupancy by persons with pets.” Apartment owners must get a statement from a tenant before allowing pets in an apartment building. A pet must meet certain qualifications before it can be admitted into the property (RCW 46.04.040). A pet that has been denied entry to a property may not be allowed in within twenty-four hours of any complaint being filed with Animal Services (RCW 46.10.030).
In the event that a pet is found to be prohibited, the tenant who had custody of the pet at the time of the inspection will be fined ten dollars per day until the animal is allowed into the apartment. The tenant must also pay any damage damages. Failure to pay could result in a citation or warrant for failure to appear. If a pet is found on property not owned by their owner, a fine of one hundred dollars may be imposed.
